Unless your remodeling project is a total disaster, it's going to add value to your home. Typically whenever you update your home in any way, it increases the value of your home. When it eventually comes time to sell, you'll recoup some of the costs that went into the project. But not all remodeling projects are created equal. Some projects will recoup only a small percentage of the original cost while some projects may even turn a profit. According to experts, here are four remodeling projects that consistently yield a higher return on investment than most other remodeling projects.

Adding bedrooms or bathrooms


Because homes are priced according to square footage and the number of rooms, it's not surprising that the single most important way to add to your home's value is to add square footage and or new bedrooms and bathrooms. If the existing bedrooms are large enough, you can get the biggest return on investment by adding a bedroom without actually changing the square footage of your home. If you can turn one larger room into two smaller ones you can add to your home's value without a costly add on to your home. Either way you do it however, adding rooms to your home is a pretty safe investment.

Kitchen remodel


It's been said that your kitchen will sell your home more than any other room in the house. These days, a modern kitchen is all-important for many home buyers. Especially if your home is older, you'll want to update your kitchen. If you get too carried away with a kitchen remodel, you can quickly spend more than you planned. Unless you plan on staying in your home for years to come and really want a dream kitchen, aim for a reasonable budget that maximizes results without emptying your bank account. Kitchen remodels tend to recoup costs, but only when the scope of the project isn't outrageous.

Window replacement


The home buyer of today is especially interested in energy conservation. If you have an older home, or if your windows are quite drafty, replacing them with new windows that keep the outside out is a great way to add to your home's value. Not only will it add to the value of your home when it comes time to sell but it will begin paying for itself immediately in saved energy costs.

Adding a master suite


A master suite used to be considered a luxury; consequently, many older homes don't have a master suite that really stands out from the other bedrooms in the home. Today, many home buyers consider a master suite a "must." Adding a master suite is a sure fire way to add to your home's value.
Keep in mind that there's no such thing as a remodeling project that instantly pays for itself. Typically, the more time that passes after a remodel, the more of the cost you recoup when you do eventually sell. It's better to tackle remodeling projects your home is in need of before you're ready to sell. As an added bonus, you'll get to benefit from the remodels yourself before selling them to somebody else.
